L’atto con cui si trasferisce la proprietà di un immobile a fronte del pagamento del prezzo. Il notaio è il pubblico ufficiale che esegue le verifiche obbligatorie (titolarità, ipoteche e pignoramenti, regolarità urbanistica e catastale, APE, conformità impianti) e garantisce il trasferimento opponibile a terzi tramite trascrizione nei Registri immobiliari.
Per l’acquirente “prima casa” sono previste agevolazioni fiscali significative: imposta di registro 2% (anziché 9%), imposte ipotecaria e catastale fisse, sistema prezzo–valore.

El notario es el funcionario público que realiza las verificaciones obligatorias (titularidad, hipotecas y embargos, regularidad urbanística y catastral, certificado energético, conformidad de instalaciones) y garantiza la oponibilidad frente a terceros mediante la inscripción en el Registro de la Propiedad.
Para el comprador de «primera vivienda» están previstas importantes ventajas fiscales: impuesto de registro al 2 % (en lugar del 9 %), impuestos hipotecario y catastral fijos, y sistema precio–valor.
